Asset Management Director

We are looking for an Asset Management Director for our real estate development partner

We are searching for a qualified professional to lead the Asset Management team of our client based in the 12th district of Budapest. This team will be responsible for overseeing a diverse portfolio, including both our own and third-party-owned hotels.

With a portfolio exceeding 1 billion EUR, comprising operational assets and a prestigious pipeline, we are looking for a dynamic individual to contribute to the strategic planning and overall success of our hospitality assets.

The selected candidate will play a fundamental role in managing the hospitality portfolio, focusing on key metrics, reporting, and strategic planning. Collaborating with internal and external Property General Managers, they will assess, evaluate, and enhance asset performance.

 

Key Responsibilities:

  • Identify and monitor key metrics for each hotel property within the portfolio regularly.
  • Conduct regular analysis of financial statements to control expenses and identify areas for improvement.
  • Collaborate with management to establish asset-specific strategies for long-term growth in value and cash flow.
  • Supervise third-party Property General Managers (and, in certain cases, internal managers) to achieve financial and strategic property plans.
  • Conduct routine property tours to ensure proper maintenance, efficient staff performance, and effectiveness of third-party providers.
  • Drive performance optimization and maximize the value of the operating hospitality portfolio.
  • Work with the executive team and property management to develop and execute business plans through annual budgeting, forecasting, financial review, and benchmarking.
  • Evaluate and negotiate leases that enhance asset value.
  • Assess and implement ROI projects.
  • Contribute to Investment Strategy & Transactions through various financial analyses (cash flow forecasting, hold/sell analysis, lease analysis, valuations) to inform investment decisions.
  • Cultivate and maintain industry contacts and relationships across local and national markets.

Education and Experience:

  • Bachelor's degree in Business or a related field is mandatory.
  • Minimum of five years of relevant experience, including hotel-related work, preferably in an accounting-related role.
  • International experience is highly desirable.
  • Strategic thinking and experience in analyzing investment decisions.
  • Strong negotiation, analytical, and interpersonal skills with the ability to work independently.
  • Background in reviewing financial reports and effectively communicating results.
  • Experience in analyzing competitive market information and establishing performance benchmarks.
